Lovely family villa in a quiet community surrounded by orange and lemon groves. Superbly located, close to Disney and other theme parks, including Universal Studios and Sea World, and over 20 golf courses, including the prestigious world class Champions Gate. Living Room. The living room has a cathedral ceiling with ceiling fan, and is equipped with comfortable sofas, arm chairs, a computer station with free internet access, DVD/VCR combo, and cable TV. There is also piped radio and a private intercom system throughout the house. Master Bedroom. The master bedroom is located on the first floor, with queen size bed and en suite bathroom, writing desk with chair, 2 arm chairs, TV and alarm clock. Second Floor. The second floor comprises a queen bedroom, a twin bedroom, and two bedrooms with a full bed and a twin bed, two further bathrooms.   • Prices exclude 13% Florida taxes. Minimum stay 3 nights. $100 end of stay cleaning fee is charged on stays of less than 7 nights.
    Pool heating is an additional optional extra $175 plus tax per week. Spa heating is an additional optional extra $90 plus tax per week.
    A gas barbecue grill is available on the sun deck for an additional fee of $50 per week.
    A booking and damage deposit of $300 for the first week and $100 for each additional week secures the booking and the balance is due 45 days prior to your arrival. One week after checkout date, the damage deposit will be sent back to the renter in case the property does not have any damages that lead to repair.

Playstation 2 with many games is installed in one of the twin rooms on the second floor. Dining Room and Kitchen To the right of the entrance is the large dining room for 8 followed by the kitchen with a breakfast dinette for 4. To the left is the laundry room and the downstairs half bathroom. Directly in front of you is our large family / living room. Pool An upgraded, screen enclosed, pool next to a raised spa with underwater light for night swimming; large sun deck with pool furniture for your relaxation; and a covered lanai for some welcome shade. A gas barbecue grill is available on the sun deck for an additional fee of $50. This covers the gas and the cleaning charge. Smoking is permitted on the patio area. No smoking inside the house please. Game Room Two car garage is converted into a game room with air hockey, 8' pool table and ping-pong. Other The house has a utility room next to the garage with full size washer and dryer.

I love this house...

and I hope to rent it again next year. It's a spacious, clean and well-maintained. My trip was a family trip and I thought it was great once we all retreated to our rooms, we had all the privacy we wanted. I don't know if the rooms are considered sound proof but it sure felt like it.

In renting this house with the owner, the transaction and communication was quick and easy. Very prompt with any questions I had.

Lovely villa, broken facilities attempted burglary

We had three major criteria for our villa, a Pool, a Jacuzzi and a Pool table and this villa seemed ideal. Upon arrival we saw big large bright airy rooms and only 15 minutes from Disney, ideal. We did however experience problems. Firstly, the jacuzzi did not work so we were without it for the first two nights. When it did finally work there was hardly enough power to move the water (I have photos of this). The pool queues were broken, once we complained to the owner these were replaced, however we still did not have this for the first two nights. The floors in the master bedroom and bathroom were not clean, the edges of all the furniture had dust and bits where they had not been cleaned properly. There was a mat leading out to the pool from the master bedroom screwed up covered in mould, (I have a photo of this aswell), this had clearly been there a while and you had to jump out the patio door to avoid standing on this. On our third night at around 2am someone entered the lanai and tried to get in to our bedroom. We called for help and were told that the area had an extremely high crime rate as it was primarily occupied by holiday makers who left valuables in the property in the day times whilst they were out in the Orlando parks. As there is no security catch or lock on the lanai I then became nervous about staying there so we packed up our things and checked in to a hotel for the remainder of our stay. I emailed the owner letting her know of our problems. She disagreed that any lock is necessary on the lanai as she has workmen who need entry to the pool area. I believe this compromises safety and a simple padlock could solve this problem. We were told that she had attended the property at a later date and resolved the issues we had complained of. We asked for a refund of some of our money as the facilities we paid for were only available to us for two nights and we then had to pay out additional money to a hotel to feel safe but we were told we already had the cheapest rate. This to me is unnaceptable as we did not have the facilities that we paid for, regardless of the rate we paid. I would have happily paid double to stay in a villa like this but it is disgusting that we were offered no form of compensation. I think it is excellent that the owner visited the property following our departure and resolved these issues, but I am not happy that I paid for services that were not be provided. I would not stay here, or do business with the owner again.
Owner's Response: I changed the management company in Nov 2008, which provides excellent services in terms of deep cleaning and carpet cleaning. The jacuzzi was fixed. There are now 4 pool cues, new pool balls, and 4 good ping-pong paddles in the house. Jun, Jul and Aug were fully booked for this house. The guests checked in right after the peak season, before I had a chance to give a deep cleaning. We believe that the person the guest described might be drunk. He was wandering in the area but did not get into the house. I have been in business for 5 years and this was the first time I heard that the area is not save. The guests were only new to the area. My family stays in the house 4 times a year and we feel very secure staying in the house. This area has a very low crime rate because there are not enough residences and hence no valuable items to invite robbers to commit crimes. You can tell by the houses having glass doors and no locks to lock up the lanai. The pool company and the grass cutting company come in to the pool deck area to service. They will not want to remember codes or to carry 15 keys for 15 houses they service on a day. The guests asked for a discount even before they checked in. I gave them the lowest price of the season. They asked for further discount after they have checked it. It was a 7 night rental. The guest sent me an email on the 7th night and said she had left the house on the 3rd night. My management agent brought over new pool cues and they were still in the house on the 3rd night. The pool heat was on for the whole 7 nights and utilities were consumed. No property owner would give a refund of the rent based on a story about a man approaching the house but he did not get into the house and they only stayed there 2 nights out of a 7 night rental but they informed me about this on the 7th night.
