Mediterranean Style Seaside Villa/House
A Mediterranean style 80m2 spacious seaside house with lots of character but also every modern convenience. A few minutes walk on pedestrian path to the beach, in a quiet location but still close to all amenities. It`s so close to the beach no need for a pool. Bakery, small supermarket etc and public transport are 2 min walk. The recently renovated villa consists of three bedrooms, one double & two twins, two bathrooms, separate WC, separate kitchen & large living/dining room. There are two sunny enclosed terraces, both with garden furniture. The main terrace has a large brick BBQ & is very private. THE RESORT Cap d`Agde boasts 14km of sandy beaches dotted with cliffs & rocky inlets, and caters for a wide range of sports for e.g. water-sports, golf, tennis, horse riding, in addition Aqualand waterworld, funfair, casino, numerous cafes, bars & clubs. The marina has many good value restaurants serving local cuisine. Sea and Canal du Midi cruises and wine tasting are available close by.

The house is located in the Herault, Languedoc Roussillon region and is surrounded by historic sites and towns, charming villages, vineyards, chateaux. Mountpellier Beziers Narbonne Perpignan and Carcassonne are all within 90min. The resort itself boasts 14km of sandy beaches, all year round fishing, sailing,j etski, and scuba diving are catered for. It is an ideal resort for family and activity holidays, has a large waterworld, funfare, miniture port and train for the children, while all watersports, golf, tennis, horseriding hill walking sea and Canal du Midi cruises are available close by. The historic town of Agde and the pretty lakeside town of Marseillan are minutes away and provide additional restaurants to enjoy the local wine and cuisine. Many beautiful and historic villages and towns such as St Guilhem Le Desert Aigues Mortes and Pezenas are within easy reach, as are St Chinian, Roquebrun or the bustling fishing port at Sete. Sir Norman Foster`s bridge at Millau is 60m away.

Administration is handled by a Franch Agency good English spoken. A refundable damage/cleaning deposit €300 will be held by them and returned on departure subject to property being returned in satisfactory condition. This can be provided for with a credit card swipe. Daily rate during the Easter Holiday period €75. Please refer for a weekly rate. After booking is made, we will hold it for ten days from issue of booking documents to allow for return with deposit. We will advise you by email if deposit is not received as outllined and property will be put on the market again. Rates are exclusive of local tourist tax which applies to all adults and children over fourteen years of age, currently 90cent per person per day.

| Notes: | Child's high chair can be supplied if required. Nearby there are historic sites and towns such as Agde, which is second oldest town in France, and charming villages and towns such as Mountpellier and Beziers, all well worth a visit. There are many local sports and arts festivals such as water jousting in Agde and Sete and the Feria in Beziers. The area has featured in Rick Stein's TV programme on the Canal du Midi and its variety of canal cruises, on some of which it is possible to sample the local wine and cuisine. The local airport Beziers is fifteen minutes drive from the villa, and Ryanair will have flights direct from Bristol from May 2008. There are also daily flights from Paris. Other airports include Perpignan (71 miles), Nimes (74 miles) and Carcassonne (73 miles/ approx 80 min drive). Agde station (3 miles) is served by TGV from Paris and Lille (Eurostar). Spain is approx 90 mins drive while Italy is approx 3.5 hours. |
Local facilities and amenities.
The resort/area caters for a large number of activities such as swimming, diving, sailing, hill walking horse riding, tennis, golf, jet ski, fishing quad bikes archery ,cycling, go karting wine tasting and many others. The area also caters well for cultural activities such as music and art festivals, historic buildings and towns and the annual Feria in Beziers. The towns of Agde and Sete host public water jousting competitions throughout the summer which are a colourful and exciting spectacle.

Places of interest
The villa has a visitor book with information on local activities, places of interest etc. We recommend a visit to the small lakeside town of Marseillan, just a few minutes drive, to Sete a charming fishing port, fifteen minutes, to Mountpellier, a majestic town, forty minutes, and to Beziers with its impressive leafy 'Alle Paul Riquet', twenty five minutes. Carcassonne is worth a visit, and we love St Guilhem le Desert. Historical interest in Aigues Mortes, Beaucaire, Lodeve, Pezenas, Sommieres, Uzes & Nimes. The impressive Viaduc de Millau (approx 70 miles) is a large cable-stayed road-bridge that spans the valley of the River Tarn near Millau & is well worth a visit for all engineering enthusiasts. Designed by French bridge engineer Michel Virlogeux and British architects, Foster and Partners, it is the tallest vehicular bridge in the world, with one mast's summit at 343 metres — slightly taller than the Eiffel Tower and only 38 m shorter than the Empire State Building.
