Located within the grounds of owners' large farm house, offering all year availability in unspoilt countryside yet only a short distance from blue flag beaches of le Marche. The 2 bedroom cottage is complete with high quality furnishings, central heating and a log fire. The kitchen has all modern appliances and there is a seperate laundry. One bedroom, has a double bed and the other two singles, both have large fitted wardrobes.The bathrooms are large, both have showers, bidets,basins, & toilets and one has a bath.Towels and bed linen are provided. The lounge has a dining area and combined sitting area, with DVD & TV. The pool 12m x 6m is surrounded by a paved area with sunbeds & umbrellas, there is a lawn area adjoining the vineyard and gardens which have been landscaped and depending on the time of year fresh produce will be available to guests. There is a special area for eating out and a barbeque is provided.

Notes to the rental rates

• A security deposit of 200 euro is required, payable on arrival. The deposit will be returned at the time of departure less deductions for any breakages. Heating fuel used during low season rentals will be charged at 1 euro per litre.This is metered seperately, the relevant readings at the start and end of the rental period will be provided. Fuel for the wood burning stove is provide at no cost. The rental period runs from Saturday to Saturday, commencing at 3.0pm, departures should be before 10 am. Bath towels and linen are provided, these are changed midweek for 2 week rentals. Please bring your own beach/pool towels. If you wish we can arrange the final clean of the property at a cost of 50 euro, this should be arranged and paid for at the time of booking.
  
• To confirm a booking a non refundable deposit of 30% of the total price is required within 7 days of the confirmation of availability. The balance must be paid at least 7 weeks (49 days) before departure. For bookings that take place within 7 weeks of departure, the full amount is required.
  Payments should be made by bank transfer.
  The owners do not accept liability for damage to property or persons, so please ensure you have the appropiate holiday insurance
  
• If after paying the full rental amount you should cancel, we will make every effort to find another client, to avoid the need for cancellations charges over and above the non refundable deposit. If we are unable to find another client, then cancellations charges are as follows: Deposit non refundable, 30% of the rental price if the cancellation is made more than 7 weeks before arrival, 75% of the rental price if the cancellation is made between 6 & 7 weeks before arrival, 100% of the rental price if the cancellation is made 6 weeks or less before arrival.

Walking guide books

We have gained lots of experience on walking routes and have appropiate maps and other helpful information that can be shared with guests. The walks into the nearby mountains are not too strenuous and worth the extra effort. However easier trails exist close by and afford wonderful views of the countryside.

History and Buildings

The local area is full of relatively uncrowded attractions for those interested in history, buildings culture. Again we have a good library of information and will be pleased to assist with itineraries.
