Palm Tree Villa is a beautifully presented 3 bedroom / 3 bathroom villa with large private pool and garden and is fully equipped with everything you will need for a relaxing holiday. The villa has an open-plan ground floor with large modern kitchen, lounge, dining room and patio doors leading to the pool and garden. Upstairs the master bedroom has a roomy en suite and there are two further twin rooms, two more bathrooms and a balcony. There are two big comfy sofas that seat six so you can relax in front of the large flat screen TV (with satellite reception and a DVD player). Outside, the villa has a large pool and pool-side terrace for sunbathing, complemented by an outdoor kitchen with stone built BBQ, electricity and hot and cold running water. Purple bougainvillea, scented lemon trees and local flowers flourish in the large garden. There is a sun umbrella over the poolside table (seats 6) for alfresco dining and good quality loungers for sunbathing.

The villa is set back a couple of minutes walk from the sea in the small, south Cyprus village of Kapparis, an easy 40 minute drive from the airport at Larnaca. As well as beaches, the local village of Kaparis has a small high street with a supermarket, a couple of local bars and three really good restaurants. The Italian is especially good for pizza and pasta. The food at the Greek place is excellent but we can't vouch for the bracing after dinner drinks they send you off with.

Airport pick up and Welcome basket.: We can pick you up at Larnaca Airport and transport you to the villa. One car accommodates up to 4 people and will cost £50. Alternatively you can take a taxi from the airport (approx £40) or make use of one of the many very reasonable rates offered by the Hire car companies at the airport (we advise you to pre-book with them prior to arrival). Its a straightforward 40 minute drive to the Villa in Kapparis. If you arrive at a late hour or would like the convenience of having some basic groceries in the property when you arrive, we can provide a basic or luxury welcome basket: Basic pack: Jar of instant coffee, 25 tea bags, sugar, 1 liter of milk, 2 liters of water, carton of juice, butter, pack of biscuits, jar of jam, loaf of bread, 2 toilet rolls. (cost £15) Luxury Pack: Basic pack plus an extra liter of water, cheese, selection of fresh fruit, 6 eggs, bottle of local wine. (cost £28)

Booking conditions: - A 25% deposit is required to secure a booking. - A £250 (300 Euro) security deposit is required when you make your final payment. This is held against any damage or loss during your stay and any associated costs deducted. It will be transferred back to your account or by cheque within 21 days of your departure from the Villa. - Earliest Check-in on day of arrival is 3pm and latest departure time is 11am on day of departure. - Only guests registered in the booking form can stay at the Villa.

Hire Services: Cots, high chairs, pushchairs, buggies, double buggies, stair Gate, Steriliser and many other useful items can be made available for your use at a small charge. If you require any other items which are not listed please let us know and we will try to find it for you. Please call for details.

We stayed at Palm Tree Villa for our October break. The Villa was very easy to find and not too far from Larnaca airport so quick to get to.

It was a great position with beaches near by to walk to and more beaches within a short drive. The supermarkets were very close as were the restaurants and the villa also had a notice board with lots of great information that made our holiday easy. The villa had a lovely feel to it and we all enjoyed our stay. My eldest son loved the pool but it was far too cold for the rest of us!

However, some things made it good rather than excellent. Even though it was a no through road, it was rather noisy with traffic as building work still going on at the back of the property. More bedding was needed, only sheets were supplied and in October it was a bit chilly at night. The villa didn't have any light shades, which was a bit strange as it felt unfinished. Need the ability to get the pool heated (or maybe we just missed that on the details!)

We would consider staying again it's a lovely area.
