The villa is situated in a lovely, deep green valley, surrounded by gentle hills and vast hazel nuts and pine trees plantations. Capranica is a paradise location for golfers: 2 lovely Golf clubs are available in the area (Sutri and Olgiata). Numerous water sports, horse riding, bird watching, trekking, biking fishing canoeing wind surf etc.. are available in the area.The seaside is at only 30 min.. This lovely vacation villa offers innumerable amenities, including a large private pool, an extensive private park of 6.000 square meters, and a fenced in parking area for 3 cars. The villa is located at the cross roads between Lazio, Tuscany and Umbria. The beaches of Lake Vico are at only 3 minutes drive, and the Lake area is closely guarded against all kinds of pollution, as it is a Natural Reserve zone.   • Prices include: 1 set of bed sheets per bed/week – 2 normal size towels per person/ week - water consumption– Cleaning of the villa, park and pool before arrival day – All taxes included.
    Prices do not include: Electric energy is metered, and consumption is payable upon departure according to the figure on the Meter – Hot water is produced by a dedicated, metered gas boiler, and gas consumed is payable upon departure according to the figure on the meter - The following charges are to be paid upon arrival: Final Cleaning of the Villa, the pool and the Park: Euro 250 - A refundable breakage deposit of Euro 500 is to be deposited with the Owner upon arrival to cover possible damages to the property, and will be returned to Guests by bank transfer one week after check-out - For Guests staying two weeks, Mandatory light 3 hours mid stay cleaning of the villa (Euro 60) and of the pool (Euro 80) are payable on arrival. Infant bed is upon request and costs Euro 25/week.
  • Deposit to Reserve: 50% -Balance 8 weeks before arrival date.
  • 3% off for early bookings ( within December 2009)
