The apartment villa is one of only nine apartments, three of which have their own private swimming pools, in a small luxury building constructed in 2000. The apartment villa is the second home of the owners, who spend some 5 months of the year there. It is, however, available for guests for some periods during the year including August. The large living room opens onto a lovely covered terrace, with outdoor dining table, and has a panoramic view over Cannes and the Mediterranean. The apartment villa, internal area 120 sqm, is furnished in contemporary provencal style and has 2 bedrooms, en-suite bathroom, shower room and third WC. The apartment villa has its own private swimming pool, terraces and small garden. It is one of two apartments on the fourth, and entry, level of the building. The three sides of the apartment villa face south, west and east making it sunny throughout the day. The apartment villa is air-conditioned and has a private parking space next to the garden.

The apartment villa is located within the private security-protected Domaine du Grand Duc at Mandelieu, bordering Cannes. The apartment villa is set on the hillside 3 km, as the crow flies, from the sea and nearest beaches at Mandelieu-la-Napoule. It is just a few minutes drive from junction 40 on the A8 motorway and so is ideally placed for visiting the towns and villages along the Riviera, including Cannes, Antibes, Nice, Mougins and Monaco, as well as for Nice airport and the private airport at Mandelieu-la-Napoule. There are some 20 golf courses within an hours' drive from the apartment villa. Both Cannes Mandelieu and Cannes Riviera golf courses are very near and visible from the terrace.

Golf information: There are some 20 golf courses within an hours' drive from the apartment. The nearest, which can be seen from the terrace and are just a few minutes drive, are Cannes-Mandelieu (which has The Old Course) and Cannes-Riviera. Cannes-Mandelieu is level with umbrella pines and runs along the sea between Cannes and La Napoule; it includes short scenic ferry rides between holes 2/ 3 and 12/13. Cannes-Riviera is more hilly and very scenic. Other courses in the vicinity are St Donat, Cannes-Mougins and Royal Mougins.

Television: The apartment villa has UK satellite television as well as French cable television.
