Villa 264 is located on the coast, only a minute’s walk from the sea, this wonderful property has been recently refurbished in a modern, Italian design of wood panelling and glass walls to stunning effect. One can but revel in the contemporary and stylish furnishings which have created the most beautiful villa.
The living room, kitchen and dining area are open plan, although at a press of a button the kitchen can be sealed off by electric glass windows. The majority of all the rooms enjoy the amazing sea views, no more so than the covered terrace in front of the living room and the 2 bedrooms on the ground floor. These must be 2 of the best bedrooms on the Cote d’Azur, as a result of the large bay windows bringing both unbelievable views and wonderful light. The newly built guest house has also been done in the same style creating some fabulous guest suites. In addition the villa is ideal for both leisure and business, as there is a mezzanine with an office and billiard table, as well as a lovely pool and garden for those wanting to relax. There is a path directly from the garden leading to the sea 100 meters away.
The villa is equipped with WiFi internet, air-conditioning and satellite TV, to an extensive alarm, camera surveillance system and a safe room. The kitchen is particularly well equipped with an inbuilt steamer, deep fryer, juicer, professional oven and hob to name but a few.
This property benefits from a fabulous location in every sense of the word. Beautiful views, walking distance to the sea, as well as being only 10 minutes drive to the famous Principality of Monaco, ideal for fine dining and nightlife and only 15 minutes from the Italian Border, perfect for day trips.

In July and August, for bookings of 14 days or more, all villas are provided with 2 sets of linen and towels per person, free of charge. During the other months of the year and for bookings of less than 14 days, there may be a charge for linen and for laundry.
The security deposit is 25% of the rental.
There is a 10% surcharge on all stays less than 14 nights.
