Notes to the rental rates

• The weekly rates for booking the whole Villa vary from 4,000euro up to 10,000euro according to the rental seasons and the number of guests.
  While the nightly rates for rent only one room vary from 145euro to 380euro per person, according to the rental seasons and type of room you are looking for. We have Deluxe, Junior Suites, Suites rooms available.
  - RATES INCLUDE: bed linen, bath and kitchen towels, water, electricity, gas, rich buffet breakfast, 3 hours per day maid service, baby bed, high chair, taxes and we will give you whatever aid and advice you feel you need.
  - RATES NOT INCLUDE: refundable security deposit (€1,000), heating, internet access, phone upon consumption, air conditioning (€600 per week), heating (€800 per week) and pets to be paid in cash on the premises.
  
• - BOOKING: A deposit of €2,500 for high season and €2,000 for low seasons weekly bookings must be payed by credit card, bank draft or by pay pal. For short stay rental contact us. On receipt of the deposit the booking is definitively confirmed. The remainder is due upon arrival.
  - REFUNDABLE SECURITY DEPOSIT: upon arrival we ask our guests to give us 1,000euro (or a credit card) as refundable deposit for any damage or breakage which may occur during their stay. When you departure the money (or credit card) will be given back, unless it has to be used partly or fully for any damage.
  - CHANGEOVER DAY: arrival and departure - we consider reservations from Saturday to Saturday but we also consider short stay. Unless otherwise agreed, the check-in is from 4pm to 8pm and the Check-out within 11am. Anyone with a late flight and wishing to leave their luggage somewhere for the day, are requested to liaise with the owners.
  
• - CANCELLATION by the client : The booking deposit will not be refunded unless the resort is rented out for the period. Once the booking is confirmed, if you have to cancel it, we will proceed in this way: Cancellations notified 30 days before arrival require only 50 Euros charge for reservation fees. Cancellations notified after 30 days from arrival, will require: - 100% charge out of the total amount for 0 to 3 days notice before arrival - 70% charge out of the total amount for 4 to 6 days notice before arrival - 50% charge out of the total amount for 7 to 29 days notice before arrival.
  - DISCLAIMER: Information regarding events should be checked by guests themselves before starting any journey. The above Rental Policies may be altered by the owners at their discretion.

THE ESTATE

Conti di San Bonifacio Wine Resort is a destination for guests to experience the winemakers life. In the heart of the Maremma winemaking region, our guests immerse themselves in sumptuous interiors while experiencing the simple and therapeutic pleasures of the elements. An imposing farmhouse filled with light overlooks row upon row of sangiovese, syrah, cabernet sauvignon, cabernet franc and petit verdot-buildings cohabit with nature, rather than compete, moving the spirit. The Azienda Agricola Poggio Divino is a working farm and winery where a vineyard is nurtured and wine is made and aged in oak barrels. It is located in the Montereggio di Massa Marittima D.O.C. region and produces three wines. A Montereggio D.O.C., an IGT Syrah and a Bordeau Blend.

MAREMMA and MONTEREGIO DI MASSIMA MARITTIMA

MAREMMA is unique and unspoilt part of Italy. It runs from just south of Pisa along the beautiful Tuscan coast down to Orbetello. Countryside blessed with both white beaches and medieval hilltop villages. The temperate climate provides a sublime arena for vines and also for those that love wine. History and nature marry here in conjugal bliss. - MONTEREGIO DI MASSIMA MARITTIMA: The D.O.C. region centred around the exquisite town of Massa Marittima continues to gain credibility and substance with the arrival of important established winemakers to the area and the production of exceptional wines. Sangiovese, the native grape of Tuscany, here assumes more round and soft tones than in other parts of the region. Syrah, Cabernet Franc and Cabernet Sauvignon thrive under the Maremma sun producing wines with unique character and power.

Skiing Information:

The ski slopes of Monte Amiata are 45 minutes from the estate.

Golf Information:

There are two golf courses located a few kilometers away from the estate (Follonica and Punta Ala).
