This is a genuine and impressive cut stone farm villa with sweeping and exclusive views of the surrounding hills and forests. A 12 x 6 m. infinity pool lets you swim into the green hills. The main house has three upstairs and one downstairs bedrooms, three bathrooms, two living rooms. The annex is completely self-contained with its own cooking area, fridge, fireplace, large bathroom and bedroom. Garden area is totally private. Not another building in sight. Floors are classic cotto, doors and windows solid chestnut. Many antique furniture pieces add a sense of luxury. Massive banquet table in dining area has view of trees illuminated at night.Three tv screens one with surround sound, stereo, many videos, cd's, books, magazines and games. Kitchen is stocked for serious cooks. A billiards room has recently restored antique 8 x 4 ft table. Outside are two tables for al fresco eating, a barbecue, and table tennis. Grapes drip from the porch vine and late summer help yourself to fresh figs.

Many artistic and cultural sites to visit including the works of Pier della Francesca in three centres within easy reach. Famous antique market in Arezzo on first Sunday of every month, but even if you miss that there are many antique and other interesting shops to visit in the historic centre of Arezzo.

  • The main bathroom is a joy to use because of its space and beautiful cotto floor. It has roomy bath area - great to soak in tub with wooden beams above and trees outside window. College type shower head in enclosure. wc and bidet and large washstand Second bathroom is shared by bedrooms 2 and 3 It has bath/shower combined, wc, bidet Third bathroom is the ensuite attachment to the fourth bedroom downstairs Fourth bathroom is a large tiled bathroom in the upper floor of the ANNEX. Combined shower/bath, wc, bidet etc The hot water to the bathrooms is piping hot and continuous. A pump ensures high pressure. A real pleasure.

  • Main bedroom has king size bed with reading lights, antique dresser and bench, dressing room with cupboards, then ante room and huge bathroom. The low slung windows in the main bedroom allow for view over surrounding countryside. Beautiful cotto floor. Second bedroom has antique white brass bed, antique furniture two windows with great views. Third bedroom has two long single beds can be put together to make double. View of trees. All above are on upper floor. 2nd and 3rd bedrooms share bathroom with bath/shower combination. Fourth bedroom is downstairs and has restricted view but attached ensuite bathroom. It has a three quarter antique bed known as a widow's bed but don't take that too seriously. Annex has living room and fireplace downstairs plus kitchenette with gas rings. Upstairs is spacious bathroom and bedroom. Currently has mattresses on floor because it isn't easy getting beds up narrow windy staircase.. Excellent for teenagers. Notes: Firstly, a 12x6 infinity pool with diving board is now ready.The main house has TWO living rooms and dining sitting area with grand vista onto trees illuminated at night. A long antique banquet table has room for 10 or more plus sitting chairs and a small sofa. Quality mini hi fi with cd's. The main downstairs living room has a view of the garden and is the coolest room of the house. It has a large 32' tv with surround sound stereo DVD and a cupboard of dvd's. There's a long sofa and three arm chairs. Upstairs is the second living room/fireplace.. There is a refectory table used as an office table with large office style swivel chair and view out over the garden to the forest beyond. Plus a Small sofa, two cane chairs and a fifties cinema chair. Snooker/billiards on 8ft x 4ft table in utility room plus chess,backgammon,dominoes,scrabble,monopoly,trivial pursuits and others.Remember this is an owner used house.not a rental property.So decent kitchen stuff, linen and real wine glass!
