Sleeps 6 + cot, available all year for self catering. 3 double bedroom 3-storey luxury house with stunning views of Mt Coronata. Located in beautiful Tuscan medieval mountain village. Totally refurbished. 2 min walk to village delicatessen/shop and 2 bars in heart of village. 20 min drive to Bagni di Lucca for pool complex surrounded by woods, banks, restaurants, supermarkets, shops. Our recently refurbished (by local artisans) Italian home is in the centre of this quintessential medieval village. We reckon some of the foundations date back some 1000 years. Chestnut beams and terracotta floors are juxtapositioned with fully modern facilities, this 3-storey house built into the side of the mountain is cool in summer and snug in winter (central heating throughout). In the summer find yourself lounging on 1 of the 2 balconies or on the spectacular terrace below. Or curl up in winter by one of the log fires. All bedrooms, kitchen and living room have stunning views of Mt Coronat.

The village of Montefegatesi is in a conservation area of outstanding natural beauty on the edge of the Orrido di Botri National Park (deepest gorge in Italy). Explore the extensive mountain path walks at a lower or higher level, have a picnic on the top of a bare mountain or under the shade of the chestnut trees. Bagni di Lucca is a traditional spa town with a superb swimming pool complex surrounded by chestnut woods, plus bars, restaurants, shops etc. Lucca is a delightful medieval walled city with fine architecture and many places of interest plus superb shops and restaurants. The Lucca festival in July 2008 features Sheryl Crow (from E28) Alicia Keys (E35). Lucca is surrounded by the Lucca hills which are famous for their wine. Set within these hills are some superb historical country houses which are well worth visiting. Pistoia, Barga, Carrara, Viareggio are all within easy reach of a day trip. Florence is just one hour away. Siena and San Gimignano are 1.5 hrs away

    Changeover day : Normally Saturday,but we can be flexible. Sundays by special arrangement. Please aim to arrive 9am - 5pm.
    10% deposit is required on booking which is non refundable. Balance payable 2 months before arrival.
    Cancellation refunds:
    4 - 8 weeks - 50%, 2 - 4 weeks - 25%, Less than 2 weeks - no refund.
    All water, electricity and gas are included in rent. Central heating pellets are included when required. There are no extra charges.

Notes: Cot available. Central heating throughout (from pellet stove in living room. This 3-storey house sits on the side of a mountain; there are secure balconies (the views and drops are spectacular) and the terrace has protective railings around it. Suitability for children: given the situation and aspect of the house we would suggest it is most suitable for adults and families with babes in arms and sensible, well behaved children. The house is 5 minutes walk from the car park via hilly cobbled lanes. It is built into a mountain; the ground floor is in the middle of the house, with the study up a few steps on a mezzanine floor leading on up further stairs to the 1st floor bedrooms. The lower ground floor (master bedroom, shower/laundry) is reached via a stone staircase from the ground floor. The terrace is a floor below the lower ground floor and is reached via a spiral staircase. Some of the stairs are quite steep.

Walking the gorge, sunbathing at the local pool, football at Livorno, cycling around Lucca, leaning on the the tower at Pisa, climbing the hill opposite, relaxing on the terrace, not to mention eating, drinking and listening to the locals in the square, made our short break very enjoyable. The house is great with welcome refinements e.g. comfortable beds, strong thermostatic showers, quality restoration to a beautiful building etc. The lack of wireless internet in the village made those of that like checking work emails even more relaxed! (There is fast internet available in the tourist information office in Bagni de Lucca Village) I really enjoyed the 30 minute drive up the narrow winding road as well as the walk from the car park. The village is a delight and an unexpected find in Tuscany.
