Balconies and hidden charges let it down

We found inside the apartment to be clean, well furnished and very well equipped. All the rooms were large, bright and airy and the beds very comfortable. We were a little disappointed to be told that the air conditioning would cost an extra 35 euros for the week, the charge wasn't mentioned in the advertisment, we were led to believe it was free. Fortunately, with it being late September, we didn't need it. The balcony and terrace left a lot to be desired. The balcony hand rails are broken and badly in need of a coat of paint, as was the terrace. The walls are very dirty and chunks of plaster are missing. The furniture is,at best, past it's sell by date, and my wife spent half an hour scrapping chewing gum from the sunbeds and table. Considering the advertisment, and the cost of the rental, we expected better.
The complex itself is clean and tidy and has two excellent pools, complete with large sun terraces and plenty of sunbeds. There are plenty of shops, restaurants and a supermarket within 5-10 minutes level walk, as is the beach.
Would we recommend the apartment to friends? Possibly, but would warn them about the hidden charges and neglected balconies.
