This property is a renovated old French Mas built some 300 years ago set in approx 4,000 sq meters of flat garden on top of a hill with beautiful 360 degree views of the surrounding area and mountains. There is a well fitted modern kitchen, dining room, lounge, games room with pool table and built-in bar area. 4 bedrooms in the main house have en suite facilities and two bedrooms have first-floor patios overlooking the garden. An exercise room with Cross trainer and bike is available. There is a laundry room in the garden. The Annex has 4 en-suite bedrooms with air-conditioning and private patios. The main house has a large Grapevine covered patio where many pleasant Summer days and evenings are spent. A gas fired BBQ is available. The property has a swimming pool. Ample parking for about 10 cars. There is a caretaker housed in a separated caretaker house. The property is secured by electronic gates.

It is well positioned for local food shopping and supermarkets located 0,6km from the house. The nearest beach and promenade, is 5km away, is the town of Cagnes-sur-Mer a charming town with local daily food market and biweekly general market. It is also a town of two parts an ancient hill top retreat and modern amenities.One could eat at a different local restaurant for every day for a year and not exhaust the availability of restaurants.It is very easy access by road,train or bus to local cities and towns Nice, Cannes Antibes and Grasse. The villa is conveniently located a short distance from exit 48 of the A8 motorway. Monaco and Italy are an easy 35-45min drive from the villa with the opportunity to experience the contrasting cultures.

Notes: Fabulous old property with modern facilities but oozing with charm It is ideal for large or multiple families. Or suitable for small group events or vacations. It is comfortably but elegantly furnished in keeping with the properties age. The property has thick stone walls original flagstone floors, wooden windows and door frames. A lovely wood burning stove in original fireplace. The property originally had two restaurants therefore despite its age the main house has large reception rooms. The vine covered terrace is large approx 10 metre long with foliage covering and therefore shade from may through to October. The garden is completely flat and is fully illuminated for night time atmosphere.
