Photos and Description of this Kotor holiday house Self catering 3 bedroom house surrounded by woodland 5 min walk to the Fiord.

Set in an absolutely stunning location within walking distance of the Bay for swimming and Montenego's top restaurant of Stari Mlini.Located 10 mins drive or bus trip from the medieval Unesco World Heritage town of Kotor. Ljuta is still quiet and peaceful but a short trip to bars shops restaurants and nightclubs.The accommodation is a 3 story stone house completely rebuilt.There are many birds and tortoises in the surrounding countryside and behind the house is your own private mountain to climb. The accommodation has3 bedrooms sleeping 6 or more as the top floor is a huge room with ensuite bathroom,big enough for a few extra beds.There are stone terraces to the front and back of the house ideal for sunning, lazing and watching the stars at night. There is a shop at the bottom of the drive selling all local produce and fresh bread.There is also a bus stop that will take you to Kotor or Perast or anywhere on the Bay. The house has all cooking facilities, bedding and towels.

The swimming is beautiful and safe..ideal for all ages.Ljuta is a more exclusive area and not overrun by tourists in the summer, just mainly local people.Stari Mlini restaurant nearby is similar to restaurants in Bali with streams full of fish set in beautiful gardens. The House is a magical place and truly peaceful.From every room in the house the views are awe inspiring and you find yourself just staring out the window.Last visit I spotted a Hoopoe bird while sitting at the side window. The local town of Kotor has lots going on in the summer from Carnival to the Boat Festival and visits by tall ships.There is always something of interest happening and people come from all over the world to visit the churches in the town. Just a short drive to Perast is the stunning church of Our Lady of the Rocks it is a special tourist attraction and there are many boats to take you out to the island. Lake Skadar is only an hours drive away for rare birds and beautiful views.

Additional information about rental rates

  • A non refundable deposit of 20% of the cost of the total rental must be sent to me to confirm the booking.The final amount owing must be sent to me 1 Month before the arrival date.A deposit of 300 Euros needs to be given to my agent on arrival..This will be returned to you after my agent has received the key and the property has been checked for damages.Any damages caused by deliberate neglect and not wear and tear will be expected to be paid for.
    There is an after hours charge for late arrivals , after 6:00 pm or before 9:00 am, or on a Sunday of 25 Euros.
    Check in time is 3:00pm and departure time is 11:00am unless arranged with me or my agent.
    A domestic clean is available if you wish for a fee of 100 Euros per clean.this includes a change of bed linen and a full clean and will be paid directly to the agent.
  • There is a tourist tax payable in July and August of 80 cents per adult per day and 50 cents per child over the age of 12 per day.All childern under 12 are free.This fee is payable on arrival to the agent.

Notes: The stair case in the lvivng room has a hand rail on the wall and not the other side of it which means small children might need to be careful.The ground floor and the patios have stone floors so small children will need to be careful there as well.
