I can´t begin to describe how pleasantly we were surprised when we unlocked the door Such a fantastic, beautifully furnished, large , centrally located flat.(piano nobile).if only one of us had been a pianist ...Ailsa Williams, Kew

We arrived back last night after ten perfect days..as before we loved the flat (the attic) and hope to return there soon, Brian Harvey, Stafford.

'We very much enjoyed our stay with you again this summer 'John Mortimer, Suffolk

We found it all very comfortable and felt we had only touched on all there is to see and hope to return sometime

Venetian splendour at the Piano Nobile

May I applaud you, Odile, on your beautiful and supremely tasteful property. We had a wonderful stay. Everything was perfect; I cannot imagine returning to Venice without residing at the Piano Nobile in the Fondamenta Santa Caterina.

I must, however, apologise for various startling failings.

Alas, despite being there for three days, not one of our party succeeded in hurling an apple - either half-eaten or whole - down the loo; losing our keys or, for that matter, our own heads; breaking the locks, entering rooms
marked 'do not enter for any reason whatsoever'; getting electrocuted by the dishwasher; altering the heating or refrigeration; purloining items from your kitchen cupboard; being arrested by the refuse police; calling on your back-up teams for assistance at ruinous cost; or failing a spot check and thereby having our belongings removed.

Why, we did not even go up a canal without a paddle.

My concern is this no doubt will leave you perilously short of material for the next edition of your apartment notes. But I would urge you to look at the plus side. Our failure is your success. Without your assiduously detailed instructions, we would have almost been certainly vulnerable to any - if not all - of these hazards. I take my hat off to you.

All jesting aside, my thanks and compliments. I very much look forward to a return visit.

Genuine Venice

A few hours ago we returned from Venice after a cosy, incredibly restful and at the same time stimulating week in this beautiful house. The apartment was simply glorious , comfortable and tastefully arranged, a home not a hotel

It was perfect to come back to it, make oneself a coffee and drink it leaning out of the window and enjoying the lively canal life below - away from the tourist track and from the obligato tourist pressure to see as much as possible in as little time as possible, assimilating nothing

We had been supplied by the hosts with useful information on every single aspect of our stay so no problems and no worries . We were quite simply in another magic, genuinely Venetian world
Owner's Response: That is very kind- and interesting because some guests have told us we submerge them in literature! However obviously others find it useful So we must conclude that though not compulsory reading they can be helpful which is exactly what we intend them to be

NB These guests actually booked again immediately for 2010. Great !

Venice Palazzetto, Valleycastle.com

Our family spent a very excellent four days in the beautiful Palazzetto in Cannaregio towards the north of Venice, Fodamenta S Caterina. We were very appreciably pleased at the opulence and the spacious apartments which were ideal for our party of seven. Having hotelled in Venice before we realise how expensive this is, and in fact, the apartment option worked out more economically for our party. The arrangements were condicted very professionally. Full instructions were provided for us in advance and the rooms were clean, tidy and extensive with beautiful views of the canals. The apartment is ideally placed for good access to Fondamenta Nouva, St Marco and Rialto, in a residential area, which gives the feel of the real Venice. We would most definitely recommend a stay.

We so enjoyed our stay in your mezzanino flat. The weather was relatively kind and it was lovely to come back to relax in the cool and spacious apartment (the Le Corbusier chair is incredibly comfortable!) after wandering through alleys, along canals and over bridges for hours

This house was wonderful. We stay in 8 people. Perfect location, clean, furnished.Bellissima casa, perfetta ubicazione, tranquilla ma vicina alle zone più turistiche.Imperdibile per calarsi nell'atmosfera veneziana.
Owner's Response: One of the very very few if not the only Italian group we have ever had since we set up shop in 1994 - most Italians seem to stay with relatives...so we are extra pleased to hear that they were happy They left the place like a mirror Perhaps now we will have more Italians

What better way to stay in Venice!

Our family of 5 plus brand new baby and 3 friends took this charming house for a long weekend (31 Oct to 5 November 2008) to celebrate a 60th birthday. The flat upstairs provided a good retreat for the younger members of the party, and the wonderfully elegant Piano Nobile reception room was everything the pictures on the website had promised. We were provided with stacks of information and instructions about the house and its workings (necessary in an older building), and about Venice, where to go, how to get about etc. Moreover there was a comprehensive and useful list of guest recommendations for eating out, many of which did not appear in the usual guides. The owners also provided detailed information on some specific queries that we had posed beforehand. Everyone in our party and other friends who were in Venice for the celebrations and visited the house was impressed and took the website details to pass to other friends or use themselves.

The house was very comfortably furnished with masses of space for everyone, and very clean and warm. A certain amount of patience was required of the hot water system but it was perfectly adequate. There were only two grumbles: no wine glasses; and as a mixed party we could have done with at least one more set of keys. A certain amount of planning and co-ordination was required.

We are delighted to have found this place, it ticked all the boxes: very conveniently situated but not in a busy location; comfortable and spacious with a real home feel; really helpful owners (including supply of assorted wellies for when the water comes up to the doorstep); accurate website; realistic price (payment conditions very well explained).
Owner's Response: Reviews like this are really useful, because we can keep track of small blemishes..wine glasses have been replaced immediately Somehow they do get broken and we have a massive reserve downstairs , no problem . Keys..we generally give two sets and I hope we did this time..more than that is difficult because of our insurance policy conditions

As to the hot water please just don´t talk to me about the Venetian infrastructure Water water everywhere but...need I say more, I leave the rest to Coleridge

Fantastico! Atmospheric and authentic.

Living in the piano nobile of this palazzetto was idyllic and made for a glorious family holiday. It is spacious, with soaring ceilings and wonderful windows, furnished with everything we needed to be comfortable—including a baby grand piano and a variety of sheet music. A small balcony overlooks the intersection of two picturesque canals and the gentle passage of boats, birds, and actual Venetians—as opposed to noisy tourists. The location is terrific: within easy walking distance are many interesting sights, shops, and good restaurants. Access to the boats for other destinations is also very close. Yet it’s removed from the overpriced, overcrowded areas. The owner provided copious excellent dining and shopping recommendations, enabling us to bypass the tourist traps. We found the apartment clean, with clear and often witty instructions.

Vacation in Venice

We had a great trip and as always loved the apartment. The attic worked out well when all of us were there so it was very comfortable for nine people and we did appreciate the extra fan. We never did use the canoe – I think after watching all the boats scooting up and down the canals the boys (our son and son-in-law) decided maybe they would need more practice than time allowed! By living in a neighborhood our family got to see a more relaxed side of Venice and we found many good resturants nearby. We would reccommend this apartment to anyone!
Owner's Response: How wise, if one does know about boats the best is to leave them to those who do. But we look forward to having you again anway, boats or not

The perfect place

We loved it: the situation, accessible but off the main tourist track, the ancient building, the elegant rooms and, not least, the view of two peaceful canals from the balcony of the piano nobile apartment and a canoe to explore them, make it the perfect place to stay in Venice. Beats the best hotel.
