The villas are located beside the Blue Moon bar on Khlong Nin Beach. First, the positives. The pictures on the Website are accurate, the villas are right on the water and the views from the patio deck are outstanding. In fact, from the steps that go down from the patio to the beach, you are only 30 steps from the water at high tide. Also, you are only a 5-6 minute walk to the 7-11, highly desirable for buying water, pop, and beer, and literally a few steps from some very good restaurants and bars. So the location seems to be ideal.
However, what is not shown on the Website is that the bedroom wall of the villa is about 5 feet from the road, and the walls are paper thin. Therefore, be prepared to hear road noises from 6am to 2 am daily, there is about a four hour lull. When trucks drive by, you almost feel like they are going to come through the wall. If you are a light sleeper, you will have to nap in the afternoon as you will get very little sleep at night. In addition, the villas are not “Absolute private,” as they suggest on the website, there is a bar on one side of you and a real estate business on the other.
The lighting and plumbing is very bad. There were workmen on site for 2 straight days, all day, trying to fix the various problems. These are new villas, but are not well constructed. In a year’s time, they will be in very bad condition. They promise internet, but it was down for 3 straight days and they would do nothing to compensate for needing to go to internet cafes.
Breakfast is not included and you even have to pay to have the villa cleaned, even though there is a housekeeper on site from 9 to 5. If you decide to stay, negotiate everything, and be demanding.
Overall, while the villas are right on the beach, the combination of road noise, poor service, and price gouging means we cannot recommend this property. There are plenty of comparable and better priced properties all along Klong Nin beach. Stay elsewhere.

No annoy voice came into room. 5 meters from the wall, there're balcony&fence. Our fence (10 cm tick) was build from red bricks&concrete. Not like paper thin. 10 meter garden blocked 2 villas. Thick&good quality curtains are blocking voice & sunlight. Bed was placed way from the wall 2 m. Trees were grew along with outside road. It is not possible to see inside. Customers will have their own private certainly.
Around this area, there are 10–20 resorts with fully check-in. They are in the same condition.
At the night, there is no noise pollution from driven cars because tourists are taking bicycles or renting motorcycles.
Inside villa is unique decoration. Different from the other resorts definitely such as Lanna style, being from teak, craved&cover+gold lacquer. Villas are actually on the beach&just takes a few steps to the sea. It did not take 30 steps like he said. Our customers could lie down on couch beaches&listen to voice of sea breaker.
Beside of villa, there are one restaurant&a residence of Schweizer. He is own this house, working and living with their family.
Wireless is no charge at all. It is totally FREE all the time. On Lanta island, sometime was disconnect happening. When public water system did not working (not pump broken), We solved problem by ordering 1 water tank, refilled into underground tank. He will have enough water for a while.
Pricing policy, customers will select their payment package; include or not including, breakfast&daily cleaning services. They will switch those services to get more Disc from the STD pricing (1st time Disc). Customer must transfer a full payment to us. If they change their mind, they do not want to stay with us and ask for a money back. We could not get their refund because we had been refuse the others customer, checking in as the same time.
All as above, we had been taken action on our best responsibility giving more Disc as 2nd time (1St Disc)
For this man, he had been decided to stay only 7 days after we slove his complains and gave more Disc. He wanted to go more another 10 days but we could not let him stay any longer because we have next guests coming. Only 3 days more are accept, not 7 days as he preferred.
We compromised with him as good as we could. We had explained the accidents which not from us. He is the 1st one who had many complains. All of the customers are satisfied with our services, villa place and the pricing.
